DS Kamica

House refurbishment and renovation in Northampton

DS Kamica carries out full and partial house refurbishments across Northamptonshire, from opening up ground floors and replacing roofs to rewiring, new heating, kitchens, bathrooms and decoration. Because building, electrical and plumbing work are all done by our own teams, a renovation is run as one coordinated project rather than a queue of separate trades.

Where do you start with a full house renovation?

With the parts you won't see afterwards. We survey the structure, roof, electrics, heating and drainage first, because rewiring or replacing pipework after new kitchens and plaster go in costs far more. From there we produce a scope in a logical order: structural work, first fix services, plastering, second fix, kitchens and bathrooms, then decoration.

How much does a house refurbishment cost?

A full renovation of a typical three-bedroom house in Northamptonshire usually costs between £40,000 and £120,000. A cosmetic refresh with a new kitchen and bathroom sits at the lower end; removing walls, rewiring, replacing the heating and reconfiguring rooms sits at the upper end. We break every quote down by room and trade so you can phase work or adjust the specification.

Do I need permission to remove a wall?

Removing a load-bearing wall needs Building Regulations approval and a structural engineer's calculation for the beam and its supports. Non-structural walls generally do not, but we check before anything comes down. In a flat, a listed building or a conservation area, other consents can apply, and we will tell you which before work is priced.

Refurbishment FAQs

Can I live in my house during a renovation?

Often, yes. We phase the work so you keep a working kitchen or bathroom where possible, seal off work areas, and agree working hours. For whole-house rewires or heating replacements, a short period away is sometimes easier.

How long does a full house renovation take?

Most full renovations take 8 to 20 weeks on site. Structural changes, rewiring and long-lead items such as kitchens set the pace; we confirm a programme once the scope is fixed.

Do you handle kitchen and bathroom fitting?

Yes. We remove the old room, carry out any plumbing and electrical changes, plaster, tile and fit, so one team is responsible for the finished room.

Will you deal with building control?

Yes. Where work is notifiable, such as structural alterations, rewiring or new heating, we submit the application, book inspections and give you the completion certificates.

Can you renovate a house I've just bought?

Yes, and it is the best time to do it. We can survey quickly after completion and start with rewiring, heating and structural work before you move in.
