When does a house need rewiring?

Signs include an old fuse box with rewireable fuses, rubber or fabric-insulated cable, a lack of sockets, scorch marks, or frequent tripping. Most wiring has a useful life of around 25 to 30 years. An EICR is the best way to find out: it is a test of the whole installation that grades any defects by urgency, and it tells you whether a rewire is needed or whether targeted repairs will do.

How long does a rewire take and how much does it cost?

A full rewire of a three-bedroom house usually takes 5 to 10 working days and costs between £4,500 and £8,000, depending on access, the number of circuits and whether you are adding extras such as outdoor lighting, data cabling or an EV charger. It is far cheaper and less disruptive to rewire before plastering and decorating, which is why we schedule it early in every renovation.

What certificates should I get from an electrician?

New circuits, rewires and consumer unit changes need an Electrical Installation Certificate, and the work must be notified to building control under Part P, either directly or through a competent person scheme. Smaller additions to an existing circuit get a Minor Works Certificate. Keep these safe: buyers' solicitors ask for them when you sell.

Electrical FAQs

How often should I get an EICR?

Every 10 years for an owner-occupied home, or when you buy a property. Private landlords in England must have one at least every 5 years and give a copy to tenants.

Can I stay in the house during a rewire?

Usually yes, though it is disruptive. We work room by room and restore power each evening wherever possible.

Do I need a new consumer unit?

If yours has rewireable fuses, no RCD protection, or a plastic casing installed before 2016, upgrading is strongly recommended. An EICR will confirm it.

Can you install an EV charger?

Yes. We check your supply and consumer unit, install a smart charger, and complete the notification paperwork.

Do you work on extensions and lofts?

Yes. Electrical work on our own building projects is done by our team, and we also take electrical-only jobs.
