What does a new build with DS Kamica involve?

Every new build starts with a pre-construction review. We go through your planning drawings, structural engineer's design and specification, and turn them into a fixed, itemised price and a programme you can plan your finances around. If the design is still evolving, we flag where cost is being added and suggest alternatives that keep the look you want.

On site, one project manager runs the job from groundworks to handover. Because our electrical and plumbing and heating teams are part of DS Kamica, services are planned in from day one rather than squeezed in later, which is where many new builds lose time.

How much does it cost to build a house in Northamptonshire?

For a well-specified detached home, build costs typically fall between £2,000 and £3,000 per square metre. A 150 m² four-bedroom house would usually sit between £300,000 and £450,000 for the build itself. Land, professional fees, connections, landscaping and VAT treatment all sit on top, and self-builders can often reclaim VAT on eligible materials through the HMRC DIY housebuilders scheme.

The biggest swing factors are ground conditions, the frame and roof design, glazing, and the heating system. We price each of these line by line so you can see exactly where the money goes.

Do I need planning permission and Building Regulations approval?

Yes. A new dwelling always needs full planning permission from your local planning authority and Building Regulations approval, either from the council's building control team or an approved inspector. Most lenders and buyers will also expect a structural warranty. We build to the standard warranty providers inspect against and coordinate their inspections with building control.

How long does it take to build a new house?

Most detached homes take 9 to 14 months on site once foundations start. Timber frame can shorten the weathertight stage; complex designs, poor ground or long-lead glazing can extend it. We give you a week-by-week programme before we start.

Can you work from my architect's drawings?

Yes. Most of our new builds are designed by the client's own architect. We review the drawings for buildability and cost before pricing, and work with your architect and structural engineer through the build.

Do you build for self-builders?

Yes. Self-builders and custom builders are a large part of our work. We can deliver the whole house or take on specific packages, such as the weathertight shell plus electrical and heating.

Can you install a heat pump in a new build?

Yes. Our heating engineers design and install air source heat pump systems with underfloor heating or correctly sized radiators, and we plan the electrical supply for it from the start.

Do you offer fixed prices?

We provide a fixed, itemised price for the agreed specification. Any change you request is priced in writing before work goes ahead, so there are no surprises at the final account.
